Staff Wood - SOLD, Kent - 12 ½ acres, £65,000
Approached along a remote country lane, Staff Wood is in a really quiet and peaceful part of Kent.
The wood is mostly chestnut coppice, which is in excellent condition and we estimate was last coppiced some 12-14 years ago. There are several fine oaks to be found on the north western side of the woods.As well as good access from the side of the lane there is a useful track running through the woodland, which could be widened to encourage more wild flowers and undergrowth . We have also created some foot tracks which meander through other parts of the wood .
Staff Wood lies within Oakenpole and Limekiln Woods and is a Site of Ancient Woodland and is set in an Area of Outstanding Natural Beauty (AONB) in a Special Landscape Area (SLA). It is said that this area has been woodland for at least 700 years. The soil is mainly flinty clay overlying chalk.
The owner of Staff Wood will have vehicle rights of way along the tracks on the map marked in green.
The boundaries of the wood are indicated with Green markings.
The purchasers of the woodland will be asked to enter into a covenant to ensure the quiet and peaceful enjoyment of adjoining woodlands and meadows.

Directions
- Leave the M20 at junction 8 and go 6 miles southeast on the A 20, towards Lenham.
- Passing Lenham on your right, take the left turn, into Hubbards Hill, signposted to Warren Street and Otterden.
- Go 1 mile up to Warren Street village. The road then bears left, past the Harrow Inn on your right.
- Take the next turning left just before a white painted house with a post box on the corner.
- Go ¾ mile and take a right turn, just before Payden Street Farm. (Take care as the road is very narrow)
- After a short distance you will reach a “Woodlands for Sale” sign.
- Park near the sign. Please do not block any of the tracks/bridleways.
- Walk about 200 metres along the road and on your left you will reach a track and Staff Wood.
